Why IHA programs are a good idea?
IHA programs are developed after consultation with residents and program participants, therefore, they are tailor made for, and meet the needs of, their target population.

What can this program or agency do for me?
All IHA programs are geared toward self-sufficiency for participants. For Public Housing and Section 8 families, the goal is to become economically independent of all assistance. To this end, IHA programs emphasize skill development, goal setting, and help through the support of case management. For Titus Towers, our goal is to help residents maintain independent living for as long as possible.

How much time will it take?
Some goals take longer to achieve than others. For example, home ownership is a common goal. Participants with this goal usually take the 3 Pillar Foundation financial management class - 8 weeks - then work to clear their credit record, live within their income, and start saving for a down payment. This can take from several months to several years, depending on a family's circumstances. Attaining employment goals often depends on the amount of training or schooling involved, plus time for a job search in a difficult market. Whatever the amount of time or circumstances, IHA staff stand ready to help define goals, provide information and referrals, suggest sequences for action, and offer support.

What is Section 8?
Section 8 is a rental subsidy program funded by the Department of Housing and Urban Development to help families afford safe, decent and sanitary housing. Section 8 helps people pay their rent. The Section 8 subsidy paid to the landlord is based on the participant's income. A portion of the rent is paid directly to the landlord by the Section 8 program and a portion is paid by the participant.

Who is eligible?
Eligibility is based on family size and income. One must complete an application and submit it for processing to determine eligibility. Eligibility cannot be determined over the phone or with just a couple of questions. Several factors go into determining eligibility.

How do I apply?
Applications are available at the front desk of the Titus Towers Connector Building, Monday - Friday 9:00 - 3:00. Upon request an application may be mailed if you are unable to come in and pick one up. You can also visit our downloads page in order to print one out and deliver it to the main office upon completion.

How long after applying does it take to get in?
As little as 6 to 8 weeks, or longer. Length of time may vary depending on the response time from third parties, and/or the need to gather more information before making a decision.

Do you have emergency housing?
No. However there are shelters in the area and shelter case managers frequently refer their clients to IHA.

What will I pay for rent?
Rent is based on your family's anticipated gross annual income less any applicable deductions according to Federal HUD regulations. Based on your application, the Public Housing Manager will determine if any of the allowable deductions should be subtracted from your annual income. Annual income is the anticipated total income from all sources received from the family head and spouse, and each additional member of the family 18 years of age or older.
